School is out, the sun is shining, and summer is in full swing. Life has been a whirlwind around here, in the best way possible.
🎓 School’s Out, Kids are On the Move!
June saw both of our kids finishing Grade 10 with excellent marks. We are definitely proud parents over here.
Jacob hit a major milestone and bought his first car, in excellent condition, thanks to one of our dear clients. We are SO grateful for each and every one of our incredible clients (even if you don’t have a car to sell us!) Not only that, but he has officially joined the workforce as a lifeguard for the summer.
Chiara has been applying for part-time jobs, but that has been tougher than expected. It seems like part-time and summer jobs are in the shortest supply we have ever seen, which is frustrating for someone as motivated as she is. We are hopeful the right opportunity pops up soon.
⛵ Cottage Time and Life’s Bigger Picture
As soon as school was out, we made a beeline for the cottage and spent two amazing weeks up north. The weather was fantastic, and we soaked up every bit of sun, water, and relaxation we could. There was water skiing, tubing, kneeboarding, wakeboarding, fishing, campfires, good food, games, laughter, and great conversations with family and friends.
Of course, no cottage time is complete without a little maintenance. We tackled dead trees, cleaned the cottage and deck, and even fixed the boat when it decided to stop working. A big shoutout to our friends who stepped in with helping hands and tools!
Every time we are there, we are deeply grateful for this place that Emese’s father built 65 years ago. It is not just a building. It is a place woven with memories and the reminder that life’s true value is rarely in material things. Over these past weeks, we have also stood alongside friends who have lost loved ones as they passed on from this life to the next, and this has made us reflect again on how the legacy we leave is measured in relationships, love, and character. It is a good reminder to keep taking stock of our own lives, to ensure that we’re investing in the things that truly matter.
🏡 June Market Update – Hamilton
Switching gears to real estate, June was a bit of a mixed bag.
📈 Median Price: $755,000
Up 5.6% from May, which is a bright spot in the stats.
📉 Unit Sales: 393
Down 26.13% from May, which is pretty typical for June, and we are expecting a similar trend for July.
🏠 Inventory: Nearly 6 months of supply
This is firmly leaning into buyer’s market territory.
The market continues to be tough for sellers. Inventory has risen significantly, giving buyers more choice and stronger negotiating power. On the upside, there has been a bit of a pickup in sales activity recently as we move through July. More and more sellers now understand that pricing a property at or even slightly under market value is not just smart. It is absolutely essential if they want to sell quickly and for the best price.
