☀️ Summer Vibes, Basement Fixes & Market Shifts
We hope you’re soaking up every golden hour this August, whether it’s backyard dinners, neighbourhood walks, trips to the beach or spontaneous ice cream runs. There’s something about summer that slows life’s pace and reminds us to take the moments we can to enjoy what (and who) matters most.
🛠️ Home Projects & Summer Evenings Outside
At our place, it’s been a summer of change and gratitude. We wrapped up a long-overdue family room renovation with the help of some wonderful local contractors, A & L Home Improvements. It’s amazing what finished flooring, an intentional design and fresh paint can do for a space we live in every day.
One of the highlights? Emese found a beautiful armoire that we refinished and repurposed as the new home for our record player and stereo. Music has always been a thread that connects our family, and now we have a space that reflects that.
Meanwhile, the basement renos continue after the not-so-glamorous sewage flood earlier this year. Progress is steady (if not always exciting), and we’re reminded again that homeownership is a journey, not just a checklist.
And through it all? We’ve been loving evenings outdoors, unwinding with family and friends, grateful for the people and place that surround us. We even had the opportunity to check out a spectacular fireworks show that was choreographed and shot by our good friend and his crew nearby!
🏡 Market Update: July in Review
The local market continues to evolve, and July gave us a few key signals:
-
📉 Median sale price dropped to $707,000, down 6.36% from June
-
📈 Unit sales climbed to 451, an increase of nearly 15%
-
📉 Inventory tightened again, dipping to just under 5 months, a full month less than June
What does it all mean? Buyers are out there, ready to act, and well-priced homes are still moving. The drop in price doesn’t signal a crash. Rather, it’s more of a recalibration, especially as interest rates hold and affordability conversations continue. Sellers still have a window of opportunity, but pricing smartly is more important than ever.
🎯 Our Advice This Month
If you’re thinking of selling:
-
Take advantage of late-summer curb appeal. Tidy landscaping and warm evening light go a long way.
-
Prepare for a market where buyers are active but cautious. Strategic pricing is key.
If you’re buying:
-
Don’t let seasonal slowdowns fool you. Good inventory is still coming up.
-
With less competition than spring, August can be a surprisingly savvy time to make your move.
As always, whether you’re dreaming, downsizing, upsizing or just plain curious, we’re here for you, boots on the ground, coffee in hand, and ready to help you navigate the Niagara and Hamilton real estate landscape.
Enjoy every sunset and s’more this August. We sure will.
And as always, if your family, friends, coworkers, or neighbours are considering a move (or if you need the contact information for our amazing contractors), we would love to go a head above for them.
