🏑 Home Sold. 🚀 Plans Interrupted. πŸ”Ž A New Chapter Begins.

 

✨ FAMILY & HOME UPDATE

May was a whirlwind month for our family, full of music, surprises, hard work, and exciting new beginnings.

The month began with Emese and Henk singing with the Oxford Collegium Singers in a spectacular concert entitled Coronation, featuring music fit for a royal coronation, accompanied by full orchestra with a large brass ensemble, and organ. It was a rousing, uplifting evening of music-making and a wonderful way to kick off a busy month.

Shortly thereafter, we attempted to get our boat up to the cottage for the season. Unfortunately, as we rounded the bend on the QEW in Burlington, disaster nearly struck. One of the wheel hubs on the trailer had completely failed and the tire was on the verge of catching fire. As it turned out, the last technician to service the trailer had installed a hub that was slightly oversized. Thankfully, CAA came to the rescue, and the fantastic team at Oakville Trailer got us safely back on the road. What could have been a major setback turned into little more than a memorable story.

The remainder of the month was spent preparing our own home for sale. Anyone who has sold a home knows that the to-do list seems to grow longer every day. During this time, we successfully sold one of our listings on Hamilton Mountain and then turned our attention to our own property.

Our advice to sellers has always been simple: price it well and stage it well. The staging was expertly handled by our creative in-house stager, Emese. The pricing, however, proved far more difficult. Determining the value of your own home while removing emotional attachment is no easy task. After carefully reviewing the data, we concluded that our home’s value was approximately $1.275 million and listed it at $1.299 million. Four days later, after receiving three offers, the winning offer came in at exactly $1.275 million. It was a gratifying confirmation that the same data-driven approach we use for our clients works just as effectively when applied to ourselves.

We are excited to have this chapter behind us and look forward to finding the next place that our family will call home.

In May, we were also recognized as a Top Producing Team in our office for the month of April, so needless to say, we’ve been busy.

πŸ› οΈ WHAT WE’RE SEEING ON THE GROUND

Not much has changed from the trends we’ve been discussing over the past several months. A well-priced home that is move-in ready remains the hottest commodity in today’s market. Whether the property falls into the entry-level, mid-market, or luxury category, homes that show well and are priced appropriately continue to attract strong interest and sell quickly.

One trend we are beginning to notice, however, is an increase in homes being sold under power of sale. Many homeowners who purchased near the peak of the market in 2021 are now facing mortgage renewals at significantly higher interest rates. Combined with reduced home values compared to peak pricing, some homeowners are finding themselves under financial pressure.

We believe this could contribute to increased inventory levels as we move into the latter half of 2026. At the same time, buyer activity remains healthy, and we expect much of that additional inventory to be absorbed by the market. While pricing could experience some downward pressure later this year, the extent of that adjustment remains to be seen.
